Fall/Winter 2018 Fashion Colors for Your Home

It is no secret that the catwalk predicts home fashion trends.  These fashion forward shows determine the way we will use color in our homes for the upcoming seasons. The good news is, no color actually goes out of style.  It’s all about how we combine and accent the colors we already have.  This is the key to creating an on-trend color vibe without spending a fortune.

With inspiration from the 2018 Fall/Winter New York Fashion Week, Pantone has identified vibrant options for our home color palette. Realtor Margaret Canfield Opens the Doors to Lake Geneva’s Top Gated Community

Lake Geneva Realtor Margaret Canfield, broker with @properties, is announcing a community open house for the Geneva National, Lake Geneva’s premier lifestyle community.

Margaret Canfield, broker with @properties in Lake Geneva, WI, is part of the newly formed Welcome Committee and they are spearheading an open house for the Geneva National gated community on June 2, 2018, from 12-4 p.m. “This is the first time in the history of Geneva National that the public will be allowed to get inside the residential gates and tour the community on their own,” said Canfield, a full-time Lake Geneva Realtor who specializes in transitional real estate due to the proximity to Chicago and its suburbs.

Geneva National was founded 27 years ago and was intended to be a vacation/second home for people. Today, it is now a gated, family friendly, full residential community with new pool facilities, a new homeowner’s association building and a board with a focus on outreach. Geneva National, which sits on 1,800 acres, ranges from one-bedroom condos to million-dollar homes. It also features three premier golf courses.

“The gates will be opened to the entire community during this very special event,” concluded Canfield. “Anyone can come in to take a look around, and you don’t have to be accompanied by a Realtor.”

Calling Outdated Counter Tops!

You may be reading about or being told that if your counter tops, carpeting, flooring etc. is over 10 years old then you need to rip it out otherwise your house is not marketable. That is an interesting position to take as a realtor. If you are like me, I use my home, and yes, at one time I was going to replace/rehab the baths, kitchen, flooring and so forth. But life took hold, the market changed and all of the sudden, it is not financially savvy to rip out the interior. Like yours, my listing price won’t give me a dime back. ‘The market did not stop at my own driveway!’.

As I view several homes on the market we are all in the same position. So, maybe the message is those parties don’t want to take on the time to list, market and sell your home. It will take longer. You already know you will have to adjust your price accordingly to the market conditions but should you put 75K into your home so that you can list it 75K less? That is a hard decision and I keep playing with my own numbers.

Maybe it is time to focus on the real estate being offered. That means the land, the structure, layout, design, views and the fact that there your home is the only one in this place, at this price at this time. If anything, Lake Geneva is not a large home builder area where we have 4 floorplans and 6 facades.

Virtual Staging of DenIf the buyer can see the value and is willing to renovate I have plenty of suppliers to send their way. Yes, it will cost money but then the Buyer will get what they want and so will you. The chance to move on, move away and recreate.

Lake Geneva in Top 20 for Second Home Investment

The market for lakefront homes in Lake Geneva is solid. Lake Geneva is in Barron’s top 20 second home investment markets in the U.S. due to the proximity to Chicago and its suburbs.

In 2017 there were 32 home sales on the lake, with the average price being $2.5 million and a high of $7.4 million. Currently there are 22 properties on the lake for sale, and the average price is $3.655 million.

Lakefront homes are being sold and the pricing is not going down, but increasing with less inventory. That is the national real estate story also. If a buyer thinks they are going to wait for a ‘correction,’ that is not going to happen. There is only so much water frontage and so many homes

For a seller, now is the time to get listed and on the market as the buying season is 24/7. Additionally, if one can purchase a property not directly on the water for under $1.5 million to $2 million with private lake rights, a pier and/or boat slip, it has tremendous value as the market trends upward.

Listing and pending sales price is trending up as we move into the new year. The bulk of single family sales off the lake is moving into the $500,000-$750,000 range with less homes on the market. Whether full-time or part-time, this area has a steady real estate market.

30 Year Interest Rates are still historically low.

While the mainstream media is ‘touting’ a problem with rates, that is not so. Here is a visual look at interest rates for the past 30 years. It is still ‘free money’ in my opinion.  I purchased my first house in 1981 (yikes, seems like yesterday) and the rate was a 18%.  I was lucky to get a 13.5% ARM for 5 years.   ARM = adjustable rate mortgage which allows for lower rates over a shorter period of time.  My ARM was 5 years and then I refinanced.  Note, the chart starts in 1986 and rates had fallen to the mid 10% range.  Guess what?  Houses were still selling and people were still moving, but you purchased “less house”.  If you are thinking ahead and planning for your future you should be buying.

For example:

If your interest rate is 5 percent on $100,000, after plugging the numbers into the equation, you calculate your monthly payment to be $536.82. If your interest rate is .25 percent higher, at 5.25%, your monthly payment is 552.20, a difference of about $15 per month. If your loan is for $200,000 with a 15-year loan at 5 percent, your monthly payment is $1,581.59 and at 5.25% your monthly payment is $1,607.76. The .25 percent difference adds an extra $26 per month. And this is at 5% and 15 year loans.  

Even less on 30 year loan and we are still around 4%!   You and I know you are spending more at Starbucks on a weekly basis.

In 2017 buy a home.  Lock in your rate.  Lock in your monthly budget.  Lock in a new lifestyle.
