Welcome to the taxing municipalities of the Lake Geneva area!   Homes in Wisconsin need to be listed by their taxing municipality even though they have a Lake Geneva address.  So yes! Linn township covers Lake Geneva.  Here are some boundary guidelines for you to keep in mind as we circle Geneva Lake.  There is the City of Lake Geneva.  Then outside of the City of Lake Geneva there are the towns of Linn and Geneva.  As you head out of town on Highway 50 towards the Village of Williams Bay, those homes south of Highway 50 are in the town of Linn and those homes north of Highway 50 are in the town of Geneva.  

Linn Township extends south of Highway 50 and across Geneva Lake so this taxing municipality covers lakefront homes on the north shores of Geneva Lake that are in between the City of Lake Geneva and the Town of Williams Bay.  On the south shore of  Geneva Lake, Linn Township covers homes that are outside the Village of Fontana and over to the City of Lake Geneva.  

Geneva Township is north of Highway 50 and includes homes outside of the City of Lake Geneva and the Town of Williams Bay.  The majority of homes and condos include Interlaken Resort, Geneva National, Lake Como Beach Association and homes on the south shore of Lake Como.

When searching for your vacation residence at Lake Geneva, Williams Bay or Fontana, or if on a home search make sure you use the Map tab included on the listing.  It will give you location but also a satelitte view of each property so you can really zoom in on the home of your choice.  Next?  Make a call to a local Realtor, like myself that can answer further questions on the local real estate market at Geneva Lake, taxes, pricing history and make appointments for your inside homes views.

Lake Lawn Resort is open for business!  If you haven’t been aware Lake Lawn was closed and is now under new ownership.  The hotel began taking reservations and now has a majority of the rooms available for night stays.  While still undergoing the challenges of getting resort in full swing I am happy to open up The Resorter and see a beautiful ad for Lake Lawn Resort.  This particular ad is featuring the Frontier Restaurant and that iit is open for Weekends.  Lawn Lawn is also advertising its scenic lakeside golf course with great day and twilight rates starting at $21.00/midweek.  The golf course first opened in 1921 and it is set amid over 250 lush tree lined acres.  Dick Nugent of Kemper Lakes fame re-engineered the course in 1990 and each hole is set for players all all abilities. You can the Lake Lawn Pro Shop at 262.728.7950. After golf or the pool head to the Lookout Bar and Eatery for drinks, snacks and a kids menu!  Yes, you can get mac n’ cheese!  It may be time to rediscover Lake Lawn at www.LakeLawnResort.com.

This Sunday, August 7th I am  joining a host of others for a fund raising event called Swim4Freedom.  This is an 8 mile swim from Lake Geneva to Fontana, Wi. and it starts off the Riviera on Lake Geneva’s lakefront.  While I have always enjoyed open water swimming getting ready for this has taken me to a new level of ‘being in the lake’.  My sister and I got involved with triathalons late in life and the training for them were just part of the process.  While we stopped doing those for a variety of reasons but this was an intriguing adverture.  An aside, I have never been in swimming races nor am I now.  I am a good swimmer but speed is something I will have to acquire!   Nevertheless I am hopping in the water with some friends this Sunday at 6:00 a.m.  

What is so special about Geneva Lake is the water.  Geneva Lake is a true spring fed lake that empties out through the White River in downtown Lake Geneva.  It is a northern lake in southeastern Wisconsin and the quality of the water drives the real estate values of the homes on the lake.  We are blessed to be able to use this resource all year round.  Wether frozen or liquid the water is the drawing card and protection of it is paramount.  As I swim in Fontana in the morning I note paddleboarding, wind surfing, kayaking and rowing being part of the waterscape. 

Pricing on the lakefront continues to remain steady through the ebb and flow of the financial markets.  While we have seen some reduction in pricing families are moving in to capture their piece of Geneva Lake and most are cash transactions.   If you are looking to ‘dip your toe’ in Geneva Lake real estate and make a wise, long term financial investment then Geneva Lake is the water to be one.   In the meantime I plan to swim by the existing lakefront from a true ‘water view’.  Stay tuned!
